First of all, decide how much you can afford to pay in monthly payments as so many get too far in debt and then
only lose the home because it was not something they could afford.
The location is very important, how far you and perhaps your spouse need to drive to get to you place of employment.
If you have school age children then you'll need to look into the availability of schools in the area where you might buy your home. I would also suggest looking into the quality of the schools also as if you buy in an area with a low quality public school and then decide to pay for private schools, this could affect your being able to pay your monthly house note.
All financial and school considerations plus distance to work will need to be considered before looking for houses in an area.
Location again: This is very important when trying to purchase a home. Remember houses can be updated, renovated, and improved but you have to look at the neighborhood above all else, as you need to know if there are run down houses in need of repair, junk cars parked on streets and in yards
in other words any signs of a neighborhood decaying as your property value would be very low.
Check to see how long houses are staying on the market before selling also: if over six months you might consider another area as the houses could be overpriced or the neighborhood not as you might want or the school not up to quality standards.
Appearance: You'll need to look at the outside appearance of a home and the grounds on the home, as repairs may be extensive say on the outside walls of the house, the roof, etc. A neatly kept lawn and landscaping usually mean the house has had lots of care in and out.
Living Space: Now this will depend on the size of your family and your individual needs, such as a den, formal dining room, a study, number of bedrooms and number of baths, size of kitchen, there are many variables in this regard that you'll need to consider before buying.
Expansion: Can you add a room or rooms to the existing structure if the selling price is low enough, will the structure hold up to an addition, might be a good idea to think of this option as your family might grow and you might need that extra bedroom or extra bath, or even a 3 car garage.
Size of Rooms: Be sure to take into account the size of the rooms as your furniture may not fit or you may not have room to add an additional chest or bookcase over the years.
Above all just be satisifed with the home you buy: the payments, insurance, interest rates, etc. as you may be there for many years or even the rest of your lives.
