Annual Household Maintenance Tips

Annual household cleaning and maintenance tips on chores that should be done every year.

As the seasons change, so do our "to do" lists. It seems every year there's something else that needs to be added to our household maintenance checklists. While this may seem like a lot of work, remember, a little preventative maintenance now keeps everything running smoothly, which means less in the way of costly repairs. It also means a safe and healthy family. If you're unsure of what items require periodic upkeep, read below for a list of things that should be checked or maintained, at least, on a yearly basis.

1. Move the refrigerator away from the wall; vacuum not only behind the fridge, but also the back of the appliance. Clean away any dirt and dust that may have accumulated behind there and empty drip pan.

2. Change the light on your refrigerator, check door seals and replace ice water filter.

3. Move the stove away from the wall. Clean and vacuum behind it. Check all connections and replace any parts not working properly. Empty drip pan.

4. Empty and clean out all kitchen cabinets. Change and replace shelf paper if necessary.

5. Throw away old and expired food.

6. Dust infrequently used dishes and China and polish silver.

7. Empty and clean out closets. Make sure to dust and vacuum, getting into all corners. Sell or donate those items you will no longer be using; move seasonal items to the front.

8. Change smoke and carbon monoxide detector batteries whenever you change your clocks for daylight savings. Vacuum detectors using the hose attachment.

9. Wash windows.

10. Remove screens from doors and windows, dust and hose them down.

11. Clean ovens and replace any parts that aren't functioning properly.

12. Vacuum heating and air conditioning vents.

13. Change filters in heating and air conditioning units.

14. Clean dust and cleans window shades and blinds.

15. Remove, wash and iron drapes and curtains.

16. Steam clean carpets.

17. Remove rugs, clean and hang to dry.

18. Clean exhaust fans.

19. Clean out dishwasher; replace rusty parts.

20. Dismantle and clean ceiling fans.

21. Vacuum basement thoroughly; remove dust, cobwebs and droppings. Call in an exterminator if necessary.

22. Check inside foundation for cracks, moisture and leaks and make any necessary repairs.



23. Check outside foundation for cracks, moisture and leaks and make any necessary repairs.

24. Clean rain gutters.

25. Repair fences.

26. Vacuum attic thoroughly; clean dust, cobwebs and droppings. Call in an exterminator if necessary.

27. Check attic for leaks and make any necessary repairs.

28. Check roof and make any necessary repairs. Replace any loose shingles.

29. Check all gas appliances for leaks.

30. Clean sink traps.

31. Clean chimneys. Open or close flue as necessary.

32. Check batteries in all household flashlights.

33. Examine fire extinguishers and make the necessary replacements.

34. Check under eaves and decks for wasp and hornet nests.

35. Clean dryer vent.

36. Flip all the breakers in your panel. Replace any that are very stiff or fail to function.

37. Inspect windows for leaks.

38. Inspect septic tank.

39. Tune up lawnmower and sharpen blades.

40. Bleed the air in hot water heaters or, if you have steam heat, drain down the low water cutoff.

41. Walk the perimeter of your house. Check for peeling paint and sagging siding. Make any necessary touch ups or repairs.

42. Check for evidence of rodents, termites and carpenter ants. Call in a professional if necessary.

43. Check window seals. Caulk if necessary.

44. Check doors for drafts. Install weather stripping if necessary.

45. Clean any debris that may have collected against outside air condition units and compressors.

46. Rake leaves, sticks, garbage and other debris that may have collected away from the side of the house.

47. Trim back any shrubs or tress that may be touching your house.

48. Clean lime and calcium deposits from faucets and shower heads.

49. Scrub and store away outside furniture before the first frost.

50. Open and close attic vents accordingly as the weather changes.

This list may look overwhelming, but if a day or two is taken out each year, and for some items each season, to check on them, it will prevent major problems later on. Just because you're looking for problems doesn't mean you'll actually encounter any, and the necessary work may be minimal. Your house is a major investment. Protect your investment by taking some preventative measures. The long term benefits are sure to outweigh a few short term inconveniences
