Not just anyone can inspect your home. It is credential based. In Arizona, you have to go through a two week course. The course is eighty hours total, and you have to be certified by the Arizona board of technical registration. The tests are the same registration that would be taken by certified land surveyors, architects, civil engineers, etc. Different areas of the country have different requirements. In Arizona, you have to pass a national home inspection to pass. That requires you that know things like boilers. Back east, they have boilers. However, we don't have them here in Arizona, but we still have to know about them. I know that there are a lot of inspectors that fail that test. This is hard because the test costs $195 to take. There is also a national home owner's test that you have to pass. In Arizona, back then in '92, there were people doing inspections that didn't have any certification. They didn't really know what they were doing. There was no regulation to regulate what they should inspect or what they shouldn't inspect. Consequently, everyone now has to stop what they are doing and get certified. Everybody had to go through at least 80 hours and pass the national test to get certified.
