A good tenant is one who meets their obligations under a lease. In a normal residential tenancy, that means paying the rent on time, taking care of the property and not disturbing your neighbors. A good tenant should let us know if there is something we need to do to take care of you.
I think everybody has a screening process that they follow, and property managers are careful to set those screening criteria so that they are not discriminatory in any way that would violate any housing laws.
The screening generally follows these categories: credit analysis, references and criminal background check. Some companies use scoring systems that give the landlord a credit score, which is based upon a statistical analysis of how a person in that score performed in terms of paying the rent. It is the same way that the credit card companies score to determine that they are going to give you a credit card or the mortgage company scores and determine whether they are going to give you mortgage. It is a different system, but the same kind of process.
References of previous landlords can be important; criminal investigation and criminal checks can sometimes be important.
