When planning to build a custom home or adding a new addition to an existing home, the contractor is the most important element in the equation. One has to find a competent and reliable contractor in order to have a successful and satisfying home improvement project. A homeowner has to find a good general contractor who will build within the budget and time frame specified, and who will come back and check the house in respect to callbacks.


"The biggest problem homeowners have on a new home is finding someone who will come back and touch up the little things that need to be done in the house after hundreds of subcontractors have built the house," says George Hicks, a designer at A-1 Home Designs, a design service specializing in home and small commercial building plans since 1989. "The builder himself should be responsible for all the work. No matter how hard everyone tries, you'll find doors that stick or switches that don't work or something."




A home is the biggest, and most important investment one can make. That is why it is important to be cautious on who you hire and work with. Home improvement and repair contractors advertise in the yellow pages or online, but be sure to check their credentials through past customers and through the Better Business Bureau. Get written estimates from several firms. Ask for explanations for price variations, and don't choose the lowest bidder because a low price does not mean a job well done.

When interviewing a contractor, ask that person how long they have been in the business. Ask if they are licensed and registered with the state. Ask how many projects they have completed in the past that resemble your project. Ask about permits and necessary paperwork. Ask how many people will be working on the job site and what each of their responsibilities will be. Most importantly, ask about their insurance. Contractors should have personal liability, workers' compensation, and property damage coverage. Ask for copies and make sure the licenses are current.

According to the Federal Trade Commission.gov, you may choose to work with a number of different professionals, such as: general contractors, specialty contractors who install particular products, architects, designers, and design/build contractors.

When deciding on which contractor to use, get a written contract. "Even if your state does not require a written agreement, ask for one," the website states. The contract should spell out who, what, where, when and the total cost of the project. The contract should also have a projected time line. Before signing the contract, make sure you agree to the terms and agreements.

As far as how much the project will cost depends entirely on the scope of the project. "You can build a house of 2,000 square feet for $40 or $50 per square foot using cheap materials, or you can build for $250 per square foot using marble and gold fixtures," says Hicks. "The specifications on the house change the price of the house considerably."
