The first thing I do is I get with my client and converse in front of the house and then we walk inside and I explain to them the pre-inspection agreement and I get them to sign off on it. If they have any questions about it, I answer them and then I start on the exterior first and then walk outside. I have the client with me for the entire inspection. That way, if there are any questions, I am there to answer them. I also try to teach my clients about their home because lots of people don't know anything about the house. I teach as well as inspect.

I start on the exterior and I tell them about the roof - what type of roof they have, whether it is a three-tab shingle, architectural, etc. I tell them about how old it is and a lot of times a lot of this information is on the disclosure sheet, but lots of times it isn't. A good inspector can look into everything and tell you how old it is. I tell them what kind of windows they have, what type of exterior they have, if they have brick, vinyl or fibrous board - like a hardy plank board or wood or concrete block. As we walk around the house, I tell them what type of windows they have. I tell them about the vegetation. I explain to them that you need to have a good airflow around your house between the vegetation, because vegetation offers moisture and if you have a lot of moisture around your house, especially if you have a wood house, it causes wood rot. I tell them about trees overhanging the roof. That would discolor the roof and edge roof much quicker. I also talk about everything on the exterior - about lawns, temperature relief, hot water heaters and just different things on the exterior of the house. Then we go inside and we typically start in the kitchen. We check the dishwasher and garbage disposal and turn on the sink faucet and make sure it is not leaking. Then we have infrared thermometers to measure the temperatures of the refrigerator and stove and all the appliances. Then I will check all the cabinets and drawers. Then I move from the kitchen to the other end of the house and work my way back. I check the bathrooms, the sinks, the tubs, outlets- basically everything. It takes about two hours to inspect a 2,000 square foot house.
