I keep it to a minimal amount on rental properties looking at it from a business perspective. A lot of tenants, unfortunately, do not take care of it. What I would suggest is something nice that is gives a little appeal. Depending upon what is in the backyard, I would do something simple but that maintenance of it is going to be a key. I would definitely suggest an irrigation system with a secondary meter so that the tenants are not worried about if they are being treated fairly or who is paying for the water for the yard. That way the grass is maintained. It probably always looks good from outside but I would definitely keep the plants to a minimum and have a couple of areas the tenants can put in some seasonal plants. On rental properties, with the exception of trees, I would keep it to a minimum. I do not think that you can go wrong with trees. At some point they may want to sell the property or properties and trees just raise the property value. Trees are hard to beat as far as investment to the dollar return.


The amount you spend on landscaping a rental property depends on your cash flow. Usually, if you are the tenant, I would definitely think an hour before I spend money on someone else's property. If you are the owner or landlord, then you probably do not want to put much in it. If the property is paid for and you are in a pretty good position, then I would keep it to a minimum.


I would rather see a person utilize lawn maintenance and keep the yard properly maintained. A sprinkler system and a few trees are better than putting in a bunch of plants that are coming back a year. A maintain yard would do more for keeping your property value up then anything else.
