I have a pre-inspection agreement and all inspectors should have one. What that does is outline the scope of your home inspection. That way, there are no unrealistic expectations or misunderstandings and the buyer of the home understands what he or she is getting. A home inspector can supply that information. One thing in particular is termite inspection. I do look for evidence of termites, but I am not a termite inspector per se because that is not typically what I look for. I will not decline to notify the buyer if there is an issue with anything like that. Typically, termites are behind the wall and if I cannot see it, I cannot inspect it. That is basically what the pre-inspection agreement says.
