There is a new beast on the prowl and it's called a pre-listing inspection. It's been around for a long time. The way it works is, before a seller puts their home on the market, he or she will get a home inspection to see what the condition of the house is like, especially if they haven't gotten a pre-purchase inspection when they bought it. There are lot of people who have been in their homes for 10-15 years. They didn't have an inspection when they bought it because home inspection was sort of a new thing. So pre-listing inspections are ones that the seller arranges. It is a good idea because it tells the seller whether or not they have problems in their home that they should correct before putting their house on the market; so that when they do put it up, they are not going to have unanticipated problems that could hold up the deal.
