How to Sell a Time Share

    When you decide to take on the task of selling your timeshare or vacation home you will undoubtedly have many questions. How do you know how much your property is worth? Where should you advertise? Should use an agent? No worries. Nothing is as daunting as it seems.
    • Step 1

      Research recent property sales in your area. Look online for homes in your resort or neighborhood that are in similar condition and that are around the same size as yours. Zillow.com is one site that has a property value estimator. You can also call a local real estate agent and he can give you recent sales in your location or do a formal appraisal for a fee.
    • Step 2

      Make sure your property is ready for a showing. You never know when someone may call, so it's best to be prepared. Pack away or toss things you rarely or never use. Take family photos down and use neutral décor items that will allow a potential buyer to envision his own things there. Touch up any scuffs or stains on the walls with paint. Clean the carpets and repair anything that can be easily fixed that you may not have gotten around to yet.


    • Step 3

      Advertise your property in newspapers, online, in classified publications and on the MLS (see Resources below). You should also put a for sale sign outside the property.
    • Step 4

      Consider using a real estate agent. They have access to selling tools and know marketing strategies that you may not have access to, or that you may simply not have enough time to implement. Remember, selling real estate is their job, not yours. If you are too busy to sell effectively an agent is your best bet. Although they charge a fee (usually commission-based) upon closing, they also generally have their own lawyers and lenders they deal with. This could make the process less of a hassle.

    • Tip: Meet with more than one real estate agent before choosing which one to go with. All agents are not created equal! Speak with each one and get a feel for them. Ask about recent sales and at what price. Ask for references. You want someone who will aggressively market your property without being so pushy buyers stay away after the first call. If you do decide to go with an agent, choose wisely.
