Well, most people clean up their homes. I do not bother to look at the condition of the house as far as cleanliness, unless it is filthy. For most people, when you walk into their home, it is impeccable and that is a very good indication that the house is in good shape. Some people don't clean their house before the inspection and the house isn't in good shape anyway. You don't have to paint or anything like that because I'm not looking for cosmetic stuff, I am looking for defects and you can't hide those.


One thing that I really like to avoid is a vacant house with the utilities shut off. Whenever I do a home inspection, lots of times the houses have been vacant for awhile. Make sure that your real-estate agent knows the house is vacant and has the utilities turned on. I cannot tell you how many times I have gone to do an inspection and the water wasn't on, the electricity wasn't on, and the gas has been turned off. Now how in the world can I do an inspection when none of these things are on? I cannot check the power, I cannot check the lights, and I cannot check the stove. I can't do anything.
