If a home does not have an adequate foundation to sit upon then it will need to be repaired within a couple of years. Every homeowner will start to see changes in the exterior and interior of a home if there is a foundation problem. The two basic kinds of foundation problems are cracks and displacement and decomposition of the concrete or mortar. If these changes are not immediately fixed then the foundation will increasingly get worse and more money will be out of pocket of the homeowner to fix.
The first thing that people will notice is movement of the ground. Normally, people will not notice the house actually moving, but they will notice that the ground around the house moves. "They will go outside and they will notice as the weather is drying out, cracks in the ground," says Fred Marshall, owner of Advanced Foundation Repair, who has been working on foundations for 13 years. "Those cracks mean that the house is located in an area with expansive soils." Expansive soils mean the earth swells and contracts depending on the amount of water that is present. After cracks in the ground appear around the perimeter of the house, the ground usually begins to settle. Another sign is actual cracks appearing on the house. If cracks appear on the exterior of the home then that is a major cause for concern.
According to Jeffery Ellison, who has seven years of experience in foundation and construction repair, there can be diagonal stair-stepping cracks through the brick mortar. If a person looks for separation at the corners of a roofline where the trim is, then that is a good indication that the foundation has problems. This problem is more severe of the two and more costly to repair.
Poor drainage can be a major contributor to soil moisture gains. Rain that falls into gutters should be directed away from the house and gutter downspouts should not release water next to the foundation, says Michele Dawson, a writer for realtytimes.com on the website. Also, owners of new homes shouldn't assume that their homes would be free from foundation problems just because the house is new. "We have done repairs on houses as young as two years old, and many within five years," he told concretenetwork.com, a website devoted to a range of concrete services. "Nine out of ten have bad soil, especially the newer houses."
There is no formula to determine the cost of foundation repairs because it depends on the extent of the problem. If a homeowner suspects a problem, then a foundation repairperson should be called for an estimate or an inspection by a licensed structural engineer is recommended.
As far as prices for foundation repairs, the most economical prices range from $2,000 on the upwards to $40,000. A good median price range would be $10,000-$12,000. "If you take the time and spend the money, foundations should last forever," says Ellison. "The house itself, the wood framing, should deteriorate before the foundation does."
