You are probably going to be fixing it up, taking care of all the little things that it needs like a leaky faucet here, a cracked window there. The houses that are in prime condition always sell faster and for more money. Now what you shouldn't do is do a complete redecorating especially with vivid bright colors. The houses that sell the easiest are the ones that look like a hotel room; it's not bland, but you in neutral colors and clean. So you clean the carpets. It's possible that you might want to retouch the woodwork or something like that. You want to make sure that if you put any money into anything that it's to make the house come up to the standard of the neighborhood. But don't expect to put a new porch on or a new deck or throw in a swimming pool and be able to get the money back. Definitely don't put tens of thousands of dollars into a new kitchen and a new bathroom. If they are going to sell the home quickly, hire a professional cleaning person. Make sure its absolutely clean, have only one picture per wall, take down anything that's religious or ethnic or anything that would possibly indicate something to somebody that wanted to be prejudiced. I always say make it like a hotel room. Clean out, get the covers cleaned, clean up all the countertops, because you want your house to look big and you don't want it to be cluttered at all. When we put these houses on the market, we are going to have to take a lot of things down because when people come in to look at our house we want them to look at the house not the things in it.


Price your house right; if you want to sell it quickly, make sure the listing agent does a CMA for you, a competitive market analysis. Make that agent find the homes that are similar to yours as possible and find out what those sellers are asking because buyers aren't stupid. They will look at those homes and the buyers are going to say to themselves which of these houses that I just looked at gives me the most amount of house for the least amount of money. Buyers don't like to make offers if somebody has their house 30% over priced or 20%. The buyers will say I don't even want to make an offer because I don't want to hurt his feelings or I don't want to antagonize you.
