"You need to know what licenses are required. County and State Governments are getting really, really good at researching, and they are using the web. So they will contact you and ask you if you are licensed. So, you have to make sure you know the law. Make sure you know and have your licenses, they're really cheap and it will cover your back in the long run," Mello says.




As an owner of a vacation home, there are many responsibilities that you have to take into consideration. If you live out of town, you need to know that your property is being maintained efficiently when you are not there.

"Inspect multiple cleaning companies and do not be shocked if you have to fire one or two of them. Those cleaning companies know that you are not in town and they are paid by the unit," Mello says.

Mello has firsthand experience when it pertains to this topic. He had to learn has he became more familiar with the vacation rental business.

"When we first started we went through so many cleaning companies and it's up to the point where cleaning companies are a dime a dozen. Go down the Yellow Pages and if you don't like somebody then do not use them again, because they'll do the same thing, Mello says.

As a vacation home owner, you may need to hire someone to oversee your property. There is ample help out there to fit your needs. Hiring the right manager can be one of the most important and valuable tools you can utilize.

"Shop around for rental management companies too because it may be that there's a smaller rental management company that charges less commission, but they do a better job because they're smaller.

In the end, Mello says it is all about customer satisfaction. If you make your clients happy, they will come back. You need to find out what works and what doesn't. Make sure you get your customers to fill out comment reports about your vacation homes. Take them seriously, and make changes when appropriate. Customers will appreciate that you are paying attention to them. It's also a good idea to keep in touch with your customers via email about discounts. You can set up special promotional packages when previous clients refer another friend to your home. The more you go out of your way, the more likely people are to remember the hospitality.
